House prices in SE25, SE19, CR0 and CR7 (autumn 2026)
Asking prices tell you what sellers hope for. Sold prices tell you what buyers paid. The figures below come from HM Land Registry, which records every home sold in England and Wales.
Croydon house prices: the borough trend
Most of our patch (SE25, CR0 and CR7, and part of SE19) is in the London Borough of Croydon. According to the UK House Price Index, the average Croydon home was worth £390,041 in July 2026, down 3.4% on a year earlier. That’s about where prices were in summer 2021, and 9% below the January 2023 peak of £430,260. London as a whole is down 3.3% over the year.
| Property type | Average price, Croydon (July 2026) | Change on a year |

Median sold price of standard sales in the 12 months to June 2026, HM Land Registry Price Paid Data. Half of homes sold for more, half for less. “–” means fewer than 10 sales, too few for a reliable figure. Sales recorded by August 2026: a few late registrations will be added.
- SE25 (South Norwood): a terraced house sold for a median £478,000, and half sold for between £420,000 and £564,000. Flats sold for a median £285,000.
- SE19 (Crystal Palace): the most expensive of the four. A terraced house sold for a median £652,000, about £175,000 more than a similar house in SE25.
- CR0 (Croydon): the busiest market, with 1,288 sales in a year, and the cheapest flats: a median £258,000.
- CR7 (Thornton Heath): terraced houses sold for a median £442,000, with half between £388,000 and £480,000, a tighter range than anywhere else in our patch.
How our online house valuation works
Enter your postcode, pick your address and answer four questions: bedrooms, property type, condition and size. The estimate combines three things:
- Sales of similar homes nearby. We take every Land Registry sale of the same property type in your postcode sector over the last three years and bring each price up to today’s market with the UK House Price Index.
- Your home’s own sale history. If your home has sold before, we bring that price up to today. On its own, this is the strongest clue to what it’s worth.
- Your answers. Bedrooms, floor area (filled in from the EPC register where we can) and condition adjust the figure.
You also see the rent your home could earn and its gross yield, so you can compare selling with letting.
How accurate is it?
We tested the model on 883 homes sold in SE25, SE19, CR0 and CR7 between February and July 2026, using only the data available before each sale. Half of the estimates were within about 11% of the price paid, and 46% were within 10%. For the two thirds of homes that had sold before, half were within 10%. Across England and Wales (269,768 sales), homes that had sold in the previous 2 to 5 years were valued within 7%.
That’s why we show a range rather than a single number: narrower when your home has sold before, wider when it hasn’t. An online estimate can’t see your kitchen, your garden or the view. For a figure you can put on the market, book an in-person valuation.
Online valuation, in-person valuation or mortgage valuation?
| Instant online valuation | In-person valuation | Mortgage valuation | |
|---|---|---|---|
| Who it’s for | You, as a starting point | You, to set an asking price | The buyer’s lender |
| Who does it | Our model, from Land Registry data | A local Jukes & Co agent | A surveyor chosen by the lender |
| Does anyone see inside? | No | Yes | Usually, briefly |
| Cost to you | Free | Free | Paid by the buyer, or included in their mortgage |
| What you get | A price range in a minute | A recommended asking price, backed by local sales | Confirmation the home is worth what the buyer is borrowing against |
A mortgage valuation isn’t a survey. It protects the lender, not the buyer. Buyers who want to know about the home’s condition commission a separate RICS Home Survey.
What affects your house price in South London
1. Postcode and street
A few streets can move the price a long way. A terraced house in SE19 sold for a median £652,000 in the year to June 2026, against £478,000 in neighbouring SE25. Within a postcode, the quietest residential roads and those nearest the station sell for the most.
2. Property type and character
Houses with gardens are the most sought-after homes in every postcode we cover. Victorian and Edwardian terraces with original features usually sell for more than post-war homes of the same size, and a purpose-built flat and a converted flat on the same road attract different buyers at different prices.
3. Size
Floor area matters as much as bedroom count. A two-bed flat of 70 m² will sell for more than a two-bed of 50 m² on the same street. You’ll find your floor area on your EPC.
4. Condition and EPC rating
Buyers knock money off for work they’ll have to do, and often more than the work costs. Fresh neutral decoration and a clean, decluttered home are the cheapest wins. A better EPC rating lowers running costs, which buyers increasingly ask about. Check your home’s EPC rating.
5. Transport
Being within walking distance of a station is one of the most consistent drivers of price in our patch: Norwood Junction (London Bridge, Victoria and the Overground), Crystal Palace (the Overground), East Croydon (Thameslink and Southern) and Thornton Heath. The tram, linking Croydon with Wimbledon, Beckenham and Elmers End, adds to the appeal of many CR0 streets.
6. The market when you sell
The market is softer than it was. Croydon prices are down 3.4% on a year and 9% below their January 2023 peak. Across London, homes are taking 78 days on average to find a buyer, and only 42% of homes on the market have found one (Rightmove, September 2026). In a market like this, the asking price matters more than ever: homes priced right from day one sell, and homes priced too high sit and then sell for less. Spring and early autumn usually bring the most buyers.
Selling in 2026: what’s changed
Listings must tell buyers everything that matters
Since 6 April 2025, the Digital Markets, Competition and Consumers Act has required estate agents to give buyers all the “material information” they need to make a decision, and leaving it out can be an unfair commercial practice. The Competition and Markets Authority can now fine agents directly. In practice, your listing needs details such as the price, tenure, council tax band, any service charge and ground rent, and issues like flood risk or restrictive covenants. You also need an EPC ordered before the home is marketed. We’ll gather all of this with you before your home goes live.
Faster, firmer sales are on the way
In June 2026 the government published its plan to reform home buying. Sellers will have to provide a sales pack when they list, covering condition, leasehold costs and chain position, and deals will become legally binding earlier. A code of practice for agents is due later in 2026, and the full changes need legislation by the end of this Parliament. Today, buying a home takes around 120 days and one in three sales falls through, so preparing paperwork early already helps.
Stamp duty: what your buyer will pay
Stamp duty is the buyer’s cost, but it affects how much they can offer. The thresholds have been the same since 1 April 2025.
| Price band | Home mover | First-time buyer |
|---|---|---|
| Up to £125,000 | 0% | 0% |
| £125,001 to £250,000 | 2% | 0% |
| £250,001 to £300,000 | 5% | 0% |
| £300,001 to £500,000 | 5% | 5% |
| £500,001 to £925,000 | 5% | No relief above £500,000: home mover rates apply to the whole price |
| £925,001 to £1.5 million | 10% | |
| Over £1.5 million | 12% |
Buyers of a second home or a buy-to-let pay an extra 5% on the whole price, and buyers who aren’t UK resident pay an extra 2%.
What this means locally:
- A £285,000 flat in SE25 costs a first-time buyer nothing in stamp duty, and a home mover £4,250.
- A £478,000 terraced house in SE25 costs a first-time buyer £8,900, and a home mover £13,900.
- At £500,000, a first-time buyer pays £10,000. At £505,000 they lose the relief and pay £15,250. Homes priced just above £500,000 can lose first-time buyers, so where your home sits relative to that line is worth discussing.
Selling a rented home: the Renters’ Rights Act
Since 1 May 2026, landlords in England can’t use section 21 “no fault” notices, and existing tenancies have become periodic. If you want to sell, you have two routes:
- Sell with the tenant in place. The tenancy carries on and the buyer, usually an investor, becomes the landlord. You keep the rent until completion, but fewer buyers are looking for tenanted homes.
- Ask the tenant to leave using Ground 1A (the landlord intends to sell). You must give at least 4 months’ notice, and the notice can’t end within the first 12 months of the tenancy. If you use this ground, you can’t market or re-let the home for 12 months afterwards. Councils can fine landlords up to £7,000, or £40,000 for serious or repeat cases, for misusing it, so the intention to sell must be genuine.
We manage homes for landlords across South London and can advise you on the best route. See our landlord services.

| Conveyancing | £929 average, including VAT and disbursements | About £300 more for leasehold homes. |
| Leasehold management pack | £300 to £800 | Leasehold flats only. Set by the freeholder or managing agent. |

How long it takes to sell, step by step
- Valuation (a few days). Start with the instant estimate above, then book an in-person valuation to agree an asking price.
- Preparing the listing (1 to 2 weeks). EPC, photos, floor plan and the material information buyers need. Instruct a solicitor now: it saves weeks later.
- Finding a buyer (around 11 weeks). London homes took an average of 78 days to find a buyer in September 2026 (Rightmove). The right price shortens this more than anything else.
- Sale agreed to exchange (around 3 to 4 months). Searches, the buyer’s mortgage and survey, and enquiries from the buyer’s solicitor all happen here. Buying a home takes around 120 days on average from offer to completion (GOV.UK, June 2026), and one in three sales falls through, most often at this stage.
- Exchange to completion (often 1 to 4 weeks). Once contracts are exchanged, the sale is legally binding. On completion day you hand over the keys.
In all, expect six to seven months from first valuation to completion. Chains, leasehold paperwork and probate add time.
Should you sell or let?
Croydon house prices are down 3.4% on a year, while Croydon rents are up 3.2% (ONS, August 2026). That makes letting look stronger than it did:
| Home | Median sold price | Average Croydon rent | Gross yield |
|---|---|---|---|
| Flat in SE25 | £285,000 | £1,437 a month | 6.1% |
| Flat in CR0 | £258,000 | £1,437 a month | 6.7% |
| Terraced house in SE25 | £478,000 | £1,797 a month | 4.5% |
| Terraced house in CR7 | £442,000 | £1,797 a month | 4.9% |
Rents: ONS Price Index of Private Rents, Croydon, August 2026. The ONS average includes long-running tenancies, so new lets often achieve more. Gross yield is a year’s rent divided by the price, before costs.
Letting brings an income but also the responsibilities of a landlord, which grew under the Renters’ Rights Act. Selling releases your money now. Our valuation above shows both figures for your own home, or get a free rental valuation.

Frequently asked questions
In the year to June 2026, homes in SE25 sold for a median £410,000: £285,000 for a flat, £478,000 for a terraced house and £531,000 for a semi-detached house (HM Land Registry). Your own home’s value depends on its size, condition and street. Enter your postcode at the top of this page for a free estimate.
Ours was tested on 883 homes sold in SE25, SE19, CR0 and CR7 between February and July 2026: half the estimates were within about 11% of the price paid. It’s most accurate when your home has sold before. An online estimate can’t see inside, so use it as a starting point and book an in-person valuation before you set an asking price.
An online valuation is an instant estimate from sales data. An in-person valuation is a free visit from a local agent, who sees your home and recommends an asking price. A mortgage valuation is carried out for the buyer’s lender to check the home is worth what they’re lending against. It isn’t a survey of the home’s condition.
Yes, gently. The average Croydon home was worth £390,041 in July 2026, 3.4% less than a year earlier and 9% below the January 2023 peak (UK House Price Index). Flats fell the most (5.3%), and terraced and semi-detached houses about 2%.
Yes. You must order an EPC before you market your home, unless you already have one less than 10 years old. It costs £60 to £120. Check your EPC.
Yes. The tenancy carries on and the buyer becomes the landlord. Most buyers of tenanted homes are investors. If you’d rather sell empty, you can use Ground 1A of the Renters’ Rights Act to ask the tenant to leave.
Since 1 May 2026, at least 4 months, using Ground 1A. The notice can’t end within the first 12 months of the tenancy, and you then can’t market or re-let the home for 12 months.
A first-time buyer pays nothing up to £300,000 and 5% between £300,001 and £500,000. Above £500,000 they pay the same as everyone else: 2% from £125,001 to £250,000 and 5% from £250,001 to £925,000. On a £478,000 terraced house in SE25, that’s £8,900 for a first-time buyer and £13,900 for a home mover.
It depends on what you need the money for. In Croydon, flats currently earn a gross yield of around 6% to 7% and terraced houses 4.5% to 5%, and rents are rising while prices are falling. Our valuation shows the sale price and the rent for your own home, side by side.
