Average rents in South Norwood, Crystal Palace, Croydon and Thornton Heath (Q4 2026)
The average private rent in the London Borough of Croydon was £1,582 a month in August 2026, up 3.2% on a year earlier, according to the ONS. That compares with £2,332 across London. Asking rents for new lets in our area usually sit above the ONS average, because the ONS figure includes long-running tenancies. The ranges below are what we see new lets achieve in each postcode.
| Property | SE25 South Norwood | SE19 Crystal Palace | CR0 Croydon | CR7 Thornton Heath |

| 1-bed flat | £800 to £1,400 | £750 to £1,550 | £600 to £1,500 | £750 to £1,350 |

Source and method: Jukes & Co analysis of live listings and recently let properties in each postcode, Q4 2026, cross-checked against the ONS Price Index of Private Rents for Croydon (August 2026: 1-bed £1,265, 2-bed £1,573, 3-bed £1,858, 4+ bed £2,667). Ranges are indicative. Achieved rent depends on condition, furnishing, outside space and distance to a station. Gross yield is annual rent divided by property value, before costs. We update these figures every quarter.

How our instant rental valuation works
Our instant rental valuation combines official ONS rent data for your borough with recent lets that Jukes & Co and other agents have achieved near your postcode. It then adjusts the figure for your property’s type, size, condition and furnishing. You get an estimated monthly rent range on screen in under a minute.
- Enter your postcode. We match it to the local authority ONS data and to comparable lets within a short distance.
- Answer four questions. Property type, number of bedrooms, condition and whether it is furnished. Each one moves the estimate up or down.
- See your rent range. You get a low and high monthly figure, plus the local average for the same number of bedrooms.
- Get a confirmed figure (optional). A member of our lettings team can visit, check the details and confirm the rent we would advertise at.
How accurate is it? An instant valuation is a guide, not a guarantee. It cannot see your kitchen, your garden or the view, so most properties land within the range rather than on a single figure. For a rent you can advertise with confidence, book a free in-person appraisal.

What affects how much rent you can charge in South London
Six things set the rent a property can achieve: location, property type, bedrooms, condition and furnishing, transport links and energy efficiency. Here is how each one plays out in SE25, SE19, CR0 and CR7.
Location and postcode
Postcode changes rent even over short distances. SE19 (Crystal Palace) lets for more than SE25 (South Norwood) for the same size of home, thanks to the park and the Triangle’s shops and restaurants. CR0 (Croydon) gives the strongest gross yields in our area, at around 5.1% for flats. CR7 (Thornton Heath) is the most affordable entry point for tenants, so good homes rarely sit empty for long.
Property type
Houses let for more than flats with the same number of bedrooms, mainly because of the garden and extra space. In SE25, a 2-bed house typically lets for £150 to £250 a month more than a 2-bed flat on the same road. Victorian conversions usually beat purpose-built flats, because tenants pay for period features and high ceilings. HMOs (let room by room) can earn more in total but need an HMO licence, extra safety measures and more management time.
Bedrooms and yield
Rent per bedroom falls as homes get bigger, so smaller properties usually give better yields. In SE25, a 1-bed flat lets for around £1,300 a month and a 3-bed house for around £2,100, so the 1-bed earns more per room. Landlords chasing yield tend to buy 1 and 2-bed flats near stations. Landlords who want long tenancies and fewer changeovers tend to prefer 3-bed family houses in SE25 and CR7.
Condition and furnishing
A freshly decorated, well-kept home can let for 5% to 10% more than a tired one on the same street, and it lets faster. Furnished 1-bed flats can earn a small premium where young professionals rent. Families on longer tenancies usually prefer unfurnished homes. Our team can tell you which quick fixes are worth doing before you list.
Transport links
Being close to a station is one of the biggest drivers of rent here. Homes within a 10-minute walk of Norwood Junction, with trains to London Bridge and Victoria in under 20 minutes, tend to reach the top of their postcode’s range. Selhurst and Thornton Heath stations add value in SE25 and CR7. Tram stops linking Croydon to Wimbledon and Beckenham are a growing draw for commuters.
Energy efficiency
A better EPC rating means lower bills, which tenants now check before they view. Rental homes in England must currently have an EPC rating of E or above to be let. This threshold is soon to change so read our EPC guide for landlords, or check your property’s EPC for free to get more information about the upcoming changes.
Setting your rent in 2026: what the Renters’ Rights Act changed
Since 1 May 2026, the rent you advertise is the most you can charge, so getting the valuation right at the start matters more than ever. The Renters’ Rights Act 2025 changed four rules that affect how landlords in England set and raise rent.
| Rule | What it means for you |
|---|---|
| No rental bidding | You must state the asking rent in writing. You cannot invite, encourage or accept offers above it. |
| One month’s rent in advance | You cannot take rent before the tenancy is signed, and you can ask for no more than one month upfront. |
| Rent increases once a year | Increases must go through the Section 13 process, using Form 4A, with at least two months’ notice. Tenants can challenge the increase at the tribunal. |
| No rent review clauses | Automatic increase clauses in tenancy agreements no longer work. Section 13 is the only route. |
What this means in practice: under-pricing now costs you for at least a year, because you can only raise the rent once every 12 months and the tenant can challenge it. Over-pricing costs you in empty weeks, because you can no longer let tenants bid up to a higher figure. An accurate, evidence-based asking rent is the safest place to start.
As your letting agent, we set the advertised rent with you, keep a record of the comparable evidence, and handle Section 13 notices when it is time to review the rent. If arrears are a concern, read our analysis of London’s rent arrears crisis.

Before you let: landlord compliance checklist for South London
Before you can legally let a home in England, you need a valid EPC, a gas safety certificate, an electrical safety report and a protected deposit. In much of Croydon you now also need a property licence. Use this checklist before you advertise.
- Property licence (Croydon). A new selective licensing scheme started in September 2026 and covers 14 of Croydon’s 28 wards. These include South Norwood, Selhurst, Woodside, Thornton Heath, Bensham Manor, West Thornton, Addiscombe East and West, Broad Green, Fairfield, Norbury and Pollards Hill, Norbury Park, South Croydon and Waddon. A five-year licence costs £800 per property. A borough-wide additional HMO licensing scheme started at the same time.
- EPC. A valid Energy Performance Certificate rated E or above But this threshold is soon to change. Check your EPC rating free.
- Gas safety certificate. Renewed every 12 months by a Gas Safe registered engineer, with a copy given to the tenant.
- Electrical safety (EICR). Inspected at least every five years, with a copy given to the tenant.
- Smoke and carbon monoxide alarms. A smoke alarm on every floor, and a CO alarm in any room with a fixed combustion appliance.
- Deposit protection. Deposit capped at five weeks’ rent and protected in a government scheme within 30 days.
- Right to rent checks. Completed for every adult tenant before the tenancy starts.
- Renters’ Rights Act information. Give tenants the required information sheet and use the new periodic tenancy terms.
Is my SE25 property in the scheme? South Norwood, Selhurst and Woodside wards are included, so most SE25 homes are covered. The Crystal Palace and Upper Norwood ward is not on the list, so some SE19 and SE25 homes fall outside it. Always check the exact address with Croydon Council. Properties in Bromley, Lambeth or Lewisham follow those boroughs’ own rules.
Letting without a licence can lead to a civil penalty of up to £40,000 under the Renters’ Rights Act and a rent repayment order of up to 12 months’ rent. We handle licence applications as part of our landlord services.

From rental valuation to tenant: what happens next
Most well-priced homes in our area are let within two to four weeks of going on the market. Here is how we get you from a valuation to a signed tenancy.

Rental valuation FAQs
In SE25, 1-bed flats typically let for £800 to £1,400 a month, 2-bed flats for £1,250 to £1,750 and 3-bed houses for £1,800 to £2,200 (Q4 2026). Homes close to Norwood Junction station and in good condition reach the top of the range. Use our free instant valuation for a figure specific to your property.
The average private rent in Croydon was £1,582 a month in August 2026, up 3.2% on a year earlier, according to the ONS. By size, the averages were £1,265 for a 1-bed, £1,573 for a 2-bed, £1,858 for a 3-bed and £2,667 for 4 or more bedrooms. New lets usually advertise above these averages.
Rental value is based on what similar homes nearby have recently let for, adjusted for your property’s size, type, condition, furnishing, outside space and distance to transport. Our instant tool combines ONS borough data with recent local lets. An in-person appraisal adds what a tool cannot see, such as layout, light and finish.
An online rental valuation gives a reliable range, but not an exact figure. It cannot see your kitchen, decor or garden, which can move rent by 5% to 10%. Use it for research, then book a free in-person appraisal before you set your asking rent.
Yes. Both the instant online valuation and the in-person appraisal are free, with no obligation to let through us.
An instant valuation takes under a minute and gives an estimated rent range from data. An in-person appraisal is a 30 to 45 minute visit from a local lettings agent, who recommends an asking rent and explains how to achieve it.
Possibly. Croydon’s selective licensing scheme, which started in September 2026, covers 14 of the borough’s 28 wards, including South Norwood, Selhurst, Woodside and Thornton Heath. A five-year licence costs £800. All HMOs across the borough also need a licence. Check your exact address with Croydon Council or ask our team.
Yes, but only once a year. Since 1 May 2026, rent increases in England must use the Section 13 process with at least two months’ notice, and the tenant can challenge the increase at the tribunal. Rent review clauses in tenancy agreements no longer apply.
No. Since 1 May 2026, landlords and agents cannot invite, encourage or accept offers above the advertised rent. That makes the asking rent you choose the most you can charge, so it is worth getting it right.
Well-priced homes in SE25, SE19, CR0 and CR7 typically let within two to four weeks. Family houses near stations often let faster. Homes priced above the local range take longer, and each empty week costs you rent.
Review it once a year, ahead of any Section 13 notice, and before each new tenancy. Rents in Croydon rose 3.2% in the year to August 2026, so a rent that has not changed in two or three years is likely below the market.
