A deep dive analysis on the how property prices evolve in South London

At Jukes, our goal is to serve the South London community and help you find the property you have dream for.

To help you in this task we have tackled the first question: am I buying a property at the right price? or if you are a seller: is the value of my house the right one?

What these price guides contain?

Let’s get right in the topic by having a look at what we did to be able to create these guides. We will go through the data we used, the methodology and will give a quick post-mortem note with our key learnings & how these guides will be improved in the future

The data we used

In order to do this type of analysis you need some data. And a lot of it. To do so we used the Price Paid Data, a database of all sales that happened in England and Wales since 1995. This database contains more than 26 millions records!

This amount of is amazing when we want to extrapolate trends and patterns in how the price of a property evolve.

Also to make this analysis stronger and be able to find correlations we have used the EPC database to add a layer to the Price Paid data provided by the Land Registry. This helped us knowing the floor area of the properties but also gave us tremendous insights on how properties perform energy-wise.

Our methodology

First off, we need to talk about postcodes… To start such analysis and bring relevant results we need to choose the geographic scale we want to conduct the analysis on. The wider the area, the bigger the dataset for the area but the less accurate the findings can be.

To mitigate this effect of having an analysis that would be a little too high level (“bird-eyes-view”), we decided to go with what we call the “Postcode Sector“.

Here is an example: the postcode BR1 5RH can be divided into 2 groups. The postcode area (BR1) and the postcode sector (BR1 5)

How postcodes are divided

Now that we are on the same page regarding postcode, we can start to look at the distribution of prices depending on the type of properties.

To analyse distribution

To do so we chose to go with: Houses, Flats and created a last group with all other property types. The following step required us to check, not the property price itself but the price per square metre. To do so, we divided the price paid by the total floor area. With that in hand we created buckets of price per square metres and grouped the number of sales falling into each bucket.

We then synthesised the data into a chart for visual display as seen below:

We then repeated this process but instead of looking at the price per square metre we started looking at how the property size was distributed. The idea was to understand if having more of small units within an area had a positive or negative correlation with the median price increase or decrease.

To analyse trends

To analyse trend we simply decided to display all the sales that happened in a postcode sector over a 10 year period. This is usually a good way to get a general view of the direction the market is heading.

Once gathered, we calculated a yearly average and displayed the data in a chart.

The potential pitfalls, a critique of the price paid data

Our analysis is based on incomplete data and we are aware of it. The Land Registry unfortunately do not provide the Unique Property Reference Number (UPRN) in the Price Paid Data which make the analysis truly complex as the granularity on the sales data is not much of a help. The price paid data indeed contains:

  • the transaction ID
  • the price
  • the date of sale
  • the postcode
  • the property type (D = Detached, S = Semi-Detached, T = Terraced, F = Flats/Maisonettes, O = Other).
  • wether the property is considered Old or New
  • tenure (freehold/leasehold)
  • the PAON & SAON (geographic names for address)
  • PPD Category Type

Although the data is extensive in the sheer amount of records, the price paid database is not yet granular enough and requires matching the sales with other databases to enrich the results and make the analysis finer.

Currently, our analysis covers the period between 2010 and 2021 because recently we weren’t able to do an exact matching between a property sold and recorded in the price paid database and the EPC database. The reason for it, the missing UPRN.

We are currently working on an iteration that will include the latest data and that will automatically refresh the results you will be able to find

A correlation analysis

Our analysis presents the different facts on the property market. We want to push this further and start analysis with a very fine grain what are the main drivers of the price of a house or flat in South London. For that we need to have the maximum amount of data points to analyse.
